Our team of managers is responsible for the incoming maintenance calls of your residents and work to coordinate experts to address the issues that arise in a timely manner. Our follow up process ensures that work is being done to the satisfaction of the resident and that our quality of service is maintained on each and every request.
The costs of maintenance and other services we provide vary depending on the scope of work and require approval by an owner prior to us beginning the work. We will communicate to you the property, issue, our proposed resolution and anticipated cost of work. If approved, we will schedule immediately to complete, if denied, we will rely on your efforts to address the concerns of the tenants.
Capella Properties is also an online-based service that provides not only our clients and residents, but our team members in multiple simple ways for everyone’s convenience. Many of our online services are available 24/7 to perform necessary tasks and keep every rental property properly maintained.
Additional Services
Property Qualification Inspection
A regular home inspection may be required to determine whether the property meets our qualifications for management services. We coordinate scheduling with qualified local inspectors to evaluate the property’s condition, safety, and overall readiness for tenants.
$850 Flat Fee
Tenant Placement/First Month Fee
This is a percentage of the first month’s rent charged for finding and placing a new tenant. The service includes advertising the property, responding to inquiries, coordinating showings, tenant screening, lease preparation, and move-in coordination.
50% of First Month’s Rent
Management Transfer / Tenant Onboarding Fee
Reviewing the existing lease and tenant records, preparing the management-transfer notice, setting up rent collection, collecting contact information, documenting deposits/balances, transferring property information, and onboarding the tenancy into our system.
$25 Hourly Labor Rate
Lease Renewal Fee
Keeping tenant leases up to date by preparing and coordinating lease renewals when the current lease is approaching expiration.

Notice Posting Fee
Covers preparing an appropriate notice, delivering or posting it at the property when permitted, and keeping records of when and how the notice was delivered.

HOA Coordination Fee
We act as the point of contact between the property owner, tenant, and HOA or condo association. This may include handling HOA notices, communicating community rules to tenants, coordinating required forms, registrations, inspections or access, following up on violations, and keeping the property owner informed. The property owner remains responsible as the HOA or association member.
$75 Hourly Labor Rate
Termination Fee
Covers the administrative work involved when a tenancy ends, whether through a regular move-out, early termination, mutual agreement, or eviction process. This may include preparing and processing notices, termination agreements, coordinating with the tenant and owner, documenting the termination, and completing required move-out paperwork.
$25 Hourly Labor Rate
Eviction Fee
Covers coordinating the eviction process on the property owner’s behalf, including contacting an attorney, providing necessary property and tenant documentation, communicating with the attorney and owner, and helping coordinate the process through completion. Attorney fees, court costs, and other legal expenses is paid separately by the property owner.

Cleaning & Maintenance Coordinance Fee
We coordinate cleaning, repairs, and routine maintenance for the property by contacting service providers, scheduling appointments, communicating access details, and keeping the property owner updated. The cost of cleaning, repairs, materials, and contractor services is paid separately by the property owner.
$35 Hourly Labor Rate
Maintenance Appointment Attendance Fee
If a tenant is unavailable to meet a maintenance provider, we can attend the appointment on their behalf. With authorized property access and documentation of the reported issue, we can provide access and show the service provider where the problem is located.
Rate Varies on Location
Physical Mailing Fee
Covers the preparation and physical mailing of documents, notices, correspondence, and other materials requested or required on the property owner’s behalf. This may include preparing and organizing documents for mailing, printing, paper and ink, envelopes and other mailing materials, postage and shipping costs, and coordinating delivery through the appropriate mailing or delivery service. Additional charges may apply for certified mail, expedited shipping, tracking, signature confirmation, oversized packages, or other special delivery services.
$19 Hourly Labor Rate
(Property owners will receive written notice of any rate change before the new rate applies. Any services performed before the effective date of the change will be billed at the previously applicable rate.)
